They are acting as an agent without the laws, ethics requirements, education, and insurance that are vital IMO.If they do NOT own the property or are not licensed they are operating as unlicensed brokers which is a 3rd degree felony in Fl.

@Greg Hamer sorry. like I said it doesnt apply to all... but until the NAR creates a true barrier to entry by requiring a bachelor's degree or something more than the current certification process, there will always be way too many agents that spoil the bunch... plus the traditional 3%-4% fees per side are WAY too much money. 20 years ago it was different due to all the legwork involved for agents... but now it should be more like 1%...

When I put in central a/c I had to change from the timed thermostat because it only went to 74 degrees a/c and I wanted the tenants to have free reign over there a/c because they are paying for electric.
