Justin Westmoreland Average Profit per flip

Its the same thing in cheap markets were they sell say 130k new construction.. those deals usually have 10 to 15% gross margins so they are making 13 to maybe 20k if they are really lucky net profit but getting good leverage and pumping out 50 in a year.We will build about 40 homes this year.. so while we don't hit homeruns we make it up in volume and god willing the market holding and the star's aligning and every other lucky charm we can pull .Like @Will Barnard even though it was an outlier for us we did a 5 million dollar flip and made 1.5 on it.. but that was not something we could recreate .. and I don't have the stones to do that these days.. with my cheaper homes I know my bank will let me make them into rentals if they don't sell and with the rents the way they are they would cash flow or be a tiny bit negative as we rode out the market...

Along with the HM costs, that totals 20%, leaving you 15% of ARV in net profit. So if you buy and rehab right, you should be in good shape and making twice as much as the HM lender, which is a good goal.A good thing about doing more volume using HM is that you will build that great track record quickly, which will potentially open doors to cheaper private money, and will also enable you to negotiate lower rates/points from HMLs, and potentially also obtain 100% financing from HMLs, which will also help to accelerate your business growth.

There are bidding services out our way.... and some of them are brokerages and they do take a commission on a successful transaction.. they are also lenders and put up 80% of the cash you only need 20%... but they also follow and track them all for U do the title search's etc.. kind of like turnkey for courthouse steps bidding@Curt Smith  we do pretty good in certain markets with auction.com ... what I like about them is the 2,500 to bid  ( we don't pay that because of our volume) and larger or larger EM.. this keeps the wanna be no money wholesalers from mucking up our deals  :)  We deal with Emily if you have ever talked to her sweet sweet young lady.
