They charge a hefty premium on the convenience they offer. 

As I bought more, my grouping of property became closer to create a convenient turn-key package portfolio I've created a REI LLC.

I learned this from one PIA couple who seemed to need repairs but it was never convenient to do them.

I hang my license here mainly for convenience, but also because they offer the type of structure I like (and it appears, you like), in the sense that there is a small per-transaction fee and that's it (no monthly, no overhead, etc).

I think you'll find that many tenants' desire to provide a "good Christmas(however they choose to define that) to themselves and their family will cause them to overlook the cost of this convenience financing.

Currently, I love the convenience of having an escrow account on all 4 mortgages where the lender handles making these payments on my behalf.

Other areas where I found homes that match my specifications far South East Aurora and some areas fairly far North of Denver Metro were not much better for drive distance or convenience factor. 

But only for convenience and because they tell me that they will fund ALL my deals.

When it's important, you can stick to your guns (wow factor items) but otherwise there's a lot of deferring to the path of least resistance.For example:I'd like the spiral staircase to the roof deck located inside >> rejoisting roof supports, building a shed on top vs a hatch, possible bulk plane issues, taking up too much space to leave room for doors, $$$$ >> okay fine the staircase can stay outside >> team breathes a sigh of relief, I simply sighAlso, I always want to start shopping for finishes so they're ready to go when we need them - especially since I look for those special finds that aren't available on demand - but there's no convenient place to put them before we've done floors and drywall.  

So many parents come in to visit students who live in dorms/very small apartments and need a convenient place to stay.
