I thought/hoped that was the case but I am really OCD about dotting i's and crossing t's when it comes to this and wanted to check before contacting the seller. 

I always had good luck with tomcat green poison pellet blocks that come in the plastic cartridges .

@Justin Greene There are asset-based products from commercial and portfolio lenders out there designed for investors with high DTI, the desire to vest in a LLC, 10 + mortgages, unique scenarios, etc etc.

As a person who treats everyone the same, whether they are black, brown, white, red, blue, green, yellow, etc. 

Hi @Chimi Sakamoto, as a new investor, I highly recommend you listen to the Bigger Pockets podcasts, especially the 'seeing Greene' episodes.

He sent one of his workers there to examine the roof, issues were found and he sent them his recommended fixes.However, it's been two weeks and no fixes have been done.I called the owner of the roofing company and he claims that he can't begin the work until the HOA gives him the green light to begin repairs and they have not gotten back to him.I called the HOA, they are closed until January 3 - AND, there is rain scheduled for Wednesday and Thursday of this week.The tenant is really being nice about it, because it's not creating major issues right now - but with the water coming through a light area it could create a fire hazard and might even create ceiling damage eventually.

David Green gives a suggestion in his book and I recommend the same thing.

I'm planning a similar venture living in the Denver area and purchasing in the Green Bay region but we've got a ton of family in the area and will have boots on the ground to help.
