From what I’ve read recently in the Wall Street Journal, the IRS doesn’t seem too picky about who manages the property initially.. what matters is that it’s actively being rented out.Now for Question 2, the key part to keep in mind is whether you hit that 100-hour rule in terms of participation for 2025.

For the bankruptcy properties, we contacted the trustee phone numbers on the website, however, they usually just replied to ask us to look for debtor's attorney.For short-sales, we searched the listing on zillow.com, but majority of them are off market.We used BP recommended realtor and asked if they can help with the properties we targeted, the realtor searched for a week of the foreclosure ones and get back to me that she believes she will not be the right partner.

For now I am looking in the broader Miami area, since I would preferably house hack a duplex and need to be somewhat close to my main work.As for questions I think the biggest unknown right now for me mostly revolves around the timeline and order of steps.
