Just wanted to hear about your perspectives with regards to disadvantages of investing in Turnkeys?

Not being alarmist - just providing a perspective from the credit markets. 

And there are states that are really starting to crack down on this activity because of the abused seller syndrome... but I am sure since you have other sources you will figure it out...its always good to get both perspectives  you make the choice of how you want to proceed and act based on feedback you get. 

It's not too hard to install vents in bathrooms - as long as they are next to exterior walls.I like to put my exhaust fans on timers, but in the new rental I'm building, all rooms will have continuous exhaust features and the fresh air feature will be highlighted in my marketing.

Champaign/Urbana is great from student housing perspective, but there are a lot of options for them to choose from.

Generally speaking, from a legal perspective, unless there is a term in the lease that allows for a particular reason for eviction for prohibited practices, or a tenant breaches the terms of the lease through some action or inaction, they cannot be evicted.

Plus, I'd have a "boss" to report to regarding the work done by each sub contractor and therefore, accountability.What's your perspective, experience, or words of wisdom in this regard?

Age makes a big difference - some of the best advice I've gotten has come from people who've been in the game a long time, and they have a different perspective as they reach retirement.
