I totally understand there won't be a positive cash flow ,infact Zero Cash flow which could last for months.

I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

Matches my long term appreciation goal that I think will happen and decent cash flow. 

Khyati Hi Khyati, Cleveland is a great market and I've brokered several deals there for clients in a similar boat looking for higher cash flow. 

Background:Legal 3 Family home with long term tenants and  has other streams of income attached to the property off the books, so it cash flows very nicely.

This area has 90,000+ active duty military and 3 bases, which brings a constant flow of people in and out…many of them renters.

The lender on the other hand looks at it and says you are already at 75% loan to value so there’s really no equity to tap. 2) Will tapping that equity cause the property to become cash flow negative?

I feel ill have just too much debt and not enough extra cash flow even though long term it would be a good return.Welcome any help/investing tips. 

And if you do you could be stuck with something that negatively cash flows.

Right, I wasn't clear enough.My main goal is to purchase properties in areas that I believe will develop in the future and the value of the properties will increase.In order to increase the cash flow (to cover current expenses) I am checking the possibility of doing arbitrage
