.   ==== Covid feed back.From my own SMS marketing and my own deep study and tieing into experts;   the past 9 mo especially last few, covid has everyone hunkering down. 

They have to deal with people not paying daily so it does not make sense to bite the hand that feeds you just to do it.As soon as you default they have the protections (due on sale) in your contract to have more ammo then they would normally have if it was just a standard defaulting 

However, as you build your network and meet with more brokers in the area, some will start feeding your off-market deals. 

Replace six at a premium, replace one at cost to maintain the business relationship with the hand that feeds him?

if I were the agent and I wanted to feed my family, I'd swallow my "Its my body and I can do with it what I want" position (Assuming they are taking that position) and wear a long sleeve shirt so that those that judge, don't get any ammunition to do so.

@Andrew Postell thank you for the feed back, that is a great point about not trying to have the nicest property.

What if a tenant lets a stray cat in to feed it? 

This would be my first deal and I was hoping to get some feed back.
