Flipping houses as investor. How much money do I pay my project m

Hello I’m going to be flipping house as an investor. Unfortunately I’m disabled  and I can’t work and I’m going to use A project manager to basically run the business. I was wondering how much percentage I should give him at the end of the sale. He’s asking for 30 percent which would leave me with 70 percent. I’m going to be paying for everything. He’s a project manager for a big contsruction company now and I know they pm make decent money. He’s also flipped 7 houses in the past. Please give me any feed back it’s greatly appreciated
