If it's investor who wants to rent out the property, You don't have to use the expensive features like quartz or expensive wood floors.

But they're actually eliminating that plan, eliminating the $39/mo plan... adding some new features... etc.

We've now started investing in a few high tech features such as programmable thermostats and smart locks to keep up with the demands of our target audience.

OK buddy so your strategy is basically to expect all the professional salespersons to sell this product that you want sold as a premium high quality product with all these cool features, bla bla bla, for zero commission, when that comparable house 2 blocks away is offering 3%?

Range Stove Top - GAS (if possible) but if not, then COIL (Less easily damaged and less costly to repair than Glass and I personally prefer it)Oven - NOT SELF CLEANING  (We experienced twice when the self cleaning feature was used and cause severe mechanical failure, requiring replacement of the entire range.

It in fact works better with a VA Loan since there is no monthly MI so your cash flow is much higher along with the fact that VA does not have restrictive features like the self sufficiency rule like FHA does.
