No one wants to pay a PMC enough to do that.Recommend increasing your Vacancy/Nonpayment factor to 25% for Class D and even that may be too low.It would definitely be a great learning experience! 

So just owning a property for a long time is a non-factor.  

Hey Brad, While I did factor in the yearly expense for a license, I did expect it to be that much.

I am interested in financing a commercial property and I just want to know the following- What important factors should i look for in a commercial property? 

I talk to a lot of buyers daily who research home values and inventory but fail to look at other important factors. 

Anything I need to look out for and factor in before pitching this to investors or banks?

Would that have the same treatment as the primary home? 

I have not factored in this "3/4" bath .
