I already put my insurance on notice.. but the PM just sends us pics and we have to deal with it.. rentals are work PM or not..this is a 925 renter.. houses is clean but stuff happens.. the issue like Dennis stated is you simply will  NOT collect 600 a month over any extended period of time.. so that will lead to a loss.. for Dennis who does it himself he is saving at least 20% off the top self managing that's the difference between positive cash flow and break even or loss..

If you are outside of the due diligence period, you may have other clauses in the contract that release you.
