The 1031 has no exception for not reinvesting part of the proceeds.

Here are a few ideas of things to think of...1) Property Taxes will be one of your larger expenses throughout the year (except for your mortgage of course).

In general, there's nothing that's jumping out except the 7% property management.

In Milwaukee, most often, tenants pay all utilities except water however, many pay water too.

In the right circumstance you could end up as your own opportunity fund and have also benefited from the full tax deferral of the 1031.A 1031 can be scary with it's tight timelines.
