I have had excellent success with underwater assets.

From a 30,000 foot view the schools are excellent and real estate prices are much lower than comparable school districts in Mech or even Union county In general, mobile home parks appear to be a great investment vehicle in most any economy as long as people are not leaving the region in droves.

I have looked through several resumes and narrowed it down to 3 people who have excellent experience working for some of the big name apartment complexes and property management companies in town.

It's that constant refinement of your business that makes you excellent instead of average.

The good news is that you are over that now, and you find an excellent place to learn here in BP.Have you thought about your strategy?

If you can buy it at 90K and it is worth 120K in current condition that could be an excellent way to start a portfolio.

I have put if off long enough, excel has become to much of a pain to manage rehabs, rental incomes any and all expenses in between...Quickbooks is $30 per month (I would need to have at least two user access).

They do have excellent scope of work and floor plans to make the flipping easy but they only give access to this after 3months  of the coaching ( which happens to be when the gold package mentoring ends) and charge about what BP charges each year for membership each month.
