People are getting ripped off daily with the insurance products that you are selling, but majority of folks here are intelligent enough to realize that they are much better off taking control of their investments into their own hands, rather than giving their hard earned money to the insurance companies which pay their sales agents commissions up to 90% of the premium received.

In an owner occupied situation, they can always pay more than you as they are less worried about the profit/ROI but rather getting a great place in a great location with a rental unit that essentially pays off their entire mortgage.

I recently foudn a good lender with an asset based product in the 75% LTV (30% noncourse for IRA, non-US resident etc) 6.75-7.5% range, 10-30 year terms (it does depend on the specific properties and which investor might buy the loan so he can't give you a quote without more info) and VERY IMPORTANTLY 30 DAY FUNDING!
