There is a lot of B and C class buildings and most will require some rehabbing to get into rentable condition; however, once they are ready you can easily fill them with students.One of the challenges I've seen is the cost is high and can make it difficult to cash flow at the end of the day.

So really she won out and I lost even going to court and winning in the system.

Consider your worst case scenarios first, then define your standard case, anything meeting the standard or above that threshold is a win.

Developers have so overbuilt the rental market and the Parents/kids these days want such lavish accommodations that anything not new and shiny with a gym and a pool won't move as easily! 

You don't need one to invest, however, having a real estate license might help you with getting deals from the mls and saving on commissions since you can easily do your own deals.
