not sure if you want to spend the $$ on a lawyer, most are not investors and don't understand what you are trying to accomplished, no need to reinvent the wheel on an established system. pay someone who has done what you want to do, use their established forms, contracts and procedures. you can do your own LLC, personally I don't like them, don't use them anymore - too expensive.as for lease options, do you know why you want to do them, or where you intend to get sellers to understand them or subject to's?

We recently installed a new package HVAC system for her in the property which wasn't cheap.I am wondering as her landlord and manager what I should do and also what I can do.Do I have to let her break her 1 year lease early because she is claiming a "domestic abuse" situation?

Now I got it out of my system, cancel most activities on this list except of two, but double down and focus: #1 my brokerage business (grow my team, no point in brokers license with KW) and #2 keep growing our portfolio at current pace.

I like how you are publicly announcing your accountability goals and going after the information.Depending on your business background and financial capabilities I usually suggest starting with a manageable goal, perhaps a SFR close to you so you can figure out the pros and cons and develop your processes and systems to manage the whole acquisition along with resident management.
