I need a discount.

I heard about note buying at a 50% discount and then work with the homeowners either to restructure their mortgage payments or evict them and/or foreclose the house, etc. 

I know guys who hold for 5-10 years,  some guys like to see at stabilization.  12)All depends on what your investors want, there is no straight answerI hope this helps, again this is my opinion from what I do.

For the oil staind I use Dawn dishwashing detergent straight and let it soak for a few days and then hose it off .

Toronto’s market has already enjoyed some discounts from March to April and it might/might not do so in the coming months.

If you are borrowing any portion of the money (aside from the HELOC) for your rental, it will be a different story- it's not quite a straight forward to own an investment in an LLC. 

I wouldn't discount California with your income.

A good friend of my father in laws has offered to sell his house to us at a discounted rate if he can avoid listing it and going through the hassle of dealing with a real estate agent.Homes in this neighborhood do not sell often and have not sold for less than 520,000 and that was 3 years ago.

There are so many variables, its difficult to give you a straight answer but on face value it feels like a very Thin deal.
