There are some wonderful intangibles that come with going off to get an education so don't completely discount it... not saying it's right for everyone but just something to think about.

The problem with those sites, like others mentioned is they use old comps and if you know your area you can most likely discount some that are too far away just by looking at the street name.In a market that is rapidly changing you simply cannot afford to rely on outdated data, you need to know what the home is worth TODAY, not last year.Jeff

Hi, the daels I did in this arena were not structured as short sales are now and it seems to me that if you have the funds, your own money or any other funding to accomplish the purchase of a property from the owner with an agrred payoff from the lender, even if it is a discounted payoff, that that is the end of the deal.

I find that deeply discounted properties that scream motivated seller on craigslist does make my phone ring the most for finding buyers.I also had success with direct mail postcards to that zip code to non-owner buyers who bought in the last 5 months.Those are my successful things in finding buyers.Finding sellers is an entirely different problem for me.
