If you're income is 36k net, your hourly rate might be somewhere between 20-23/hr, which puts you at 40-45k, when doing a loan, they compute around 40-45% to be your mortgage, with that figure, they need to deduct your regular monthly expenses, IE credit card average etc.

Markets will pay something for properties with future negative NOI (by your definition, 12 months), which by simply doing the math (negative NOI/anyt purchase price or value) computes to....I know, I know, don't say it, I'm doing it wrong LOL!

I came across this property in the MLS Link, and the realtor said that the HUD computer analyzes offers and automatically rejects offers less than 89% of the asking price.
