That will be a benefit but i value cash flow over appreciation.

I heard that counties/states property taxes go to benefit schools, parks, etc of local neighborhoods/counties.

Not many who are do, but I've personally found it to be a great benefit.

@Noemi Contreras-Woods,Bob is right - if your SD IRA invests in a property or anything else, you personally cannot benefit from it directly, only the IRA may benefit.It works like this...When your IRA or 401(k) is with a brokerage such as Fidelity, Charles Schwab, etc., you typically can only have those funds be invested in what the brokerage offers.

There are also the benefits of being able to access the MLS etc, etc, etc I guess it depends on you really.. how involved do you want to be involved with real estate?

I just watched a webinar from Government Funding Solutions and Sean Carpenter touting the benefits of Government Funding to fund your deals.

And the benefit of finding a tenant quickly too.I appreciate the advice to switch PMs but so far the PM has done a decent job dealing with eviction, cleanup , and finding a new tenant.Thank you.
