Dead Equity isn't dead equity because your speculating on the value and praying for a fire / earthquake or some other catastrophe where the insurance might provide for better income than one would be getting from the property otherwise. 

If that monthly payment * 12 months is equal to an (advertised) NOI then either 1.) the deal is dead on it's face, or 2.) the selling agent doesn't know how to calculate the NOI.  

There's typically more dead air space with old windows & storms than there is with a new set of windows.

To professionally manage a $20k house in a dead town will cost you $75-100 a month.

They also afford to short sale it or a dead in lieu option.If modifying the mortgage is just gonna restart all the negative stuff on my credit then it would prob not be worth it plus all the expenses to pay back hoa and taxes I'm sure I'll owe.I'm just trying to fix the situation the best way I can and move forward.

I’m looking for some guidance in my area on purchasing tax deeds and how to go about obtaining a tax deed auction list I called the county and city hall and everyone is telling me that they don’t sell tax deeds if you pay off the deed it stays in the original owner name if he alive or dead and even if he owes taxes so I’m lost here on even getting started please help or we can even partner up
