It's in great shape with updated kitchen and master, but we have 17k worth of solar panels on the roof and we need the sale to cover that.

Would it be a good idea to pay to become my own LLC to cover myself in the event of a freak lawsuit from a disgruntled renter?

Im in a similar situation with a municipality, but if you are able to cover health insurance through the service, that makes the transition out of the traditional W-2 much more feasible and also covers all of your bases.  

I'm sure I will have to increase that over time but rent increases will help cover that as well.  

Hi All,I was curious if anyone has compiled a kit of all the forms one needs to deliver a systematic approach for rental units ( i.e tenant inspection, screening, 24 hour notice, 14 day notice etc).

I can search for emails that are still on the screen and I get, "nothing found" 

Im doing most of the renovation myself, and the HELOC just barely covered the down payment and closing costs.

Just curious, do you have actual T12s and rent roll or just that screen shot?
