What can you get in the $120k -$200k range, the middle class areas that are safe are almost always the best options.

The 1031 exchange will certainly let you change not only geography but also class of real estate and numbers of properties. 

There are good PMs for A class investments but they would probably make terrible PMs if you are investing in lower end properties or doing section 8s.

Not sure how they're cash flowing except in C-D class neighborhoods. 

I’m looking for a class C+ or above neighborhood to invest in that would give me a 10% return. 3 beds , 2+ bath 2 car garage with a minimum of 1,500 square ft. under 130k.
