Check out the Ridge to Rivers trail system to see the diversity of trail options.You can use Google Maps and set different times of day to determine potential commute times to things like hospitals, schools, airports, shopping, etc.Boise is fortunate in that many touring bands play in Salt Lake City, Portland, Seattle so Boise is a perfect stop over on their national tours so we get really good concerts for such a small city.Boise and the entire metro is bursting with growth so finding a job in commercial construction shouldn't be too challenging.

My question is would it be wiser to purchase property in Memphis and manage it long distance or is there any option for me to buy  decent property in Denver to house-hack? 

I really like Concord personally, it's a great distance to everything and has a robust economy to support it's growing population. 

Their son occasionally helps to try to fix it up but lives out of town and they are significantly social distancing due to Covid.
