I felt bad about pointing out the "market value" comment Ned made, especially after he voted for my post, I know what he meant and I know investors speak of it in such terms, I commented because of our OP "student's" understanding that such guru accounting is a key factor in the claims made by gurus teaching aspects of earning instant equity. :)

The common response is send a 3/5/7 day notice to quit and if nothing shows up file for eviction after you wait.Many say their situation is unique, their tenant is normally good for it, etc etc, but the comments almost always say "The check is in the mail is a LIE".Now for my fun situation.

The kids definitely do love it, and the tenants commented on it this evening, so I think it was worth the $30 "capital investment" for the lights and a little electricity for the "goodwill" you create and making it an enjoyable place to live..

Not just because the enormous rents, but also the temperature, which is always much lower than in the East Bay.But, whenever I read an article in SFgate.com about the ellis act etc, there are people commenting that they own a house in SF and they'd rather keep it empty than take the risk of putting a tenant in.So, I'm always thinking, if I wanted to live in SF, I would approach them and offer for them a lien against one of my houses or some other guarantee, that will give them security that I'd move out when they want me to.
