Another thing to keep in mind is when you do finally get someone on Board make sure they do quality work and have verifiable reference as well as a portfolio and make sure you're comfortable with them.

I think i will just stick with my criteria with just one property type and as my experience grows add one criteria at a time until I feel comfortable doing lease options, wholesales, wrap arounds, etc.
