We personally like the slightly darker neutral color, higher end remnants but the darker color is because it hides stains better in the rentals.If laminate is not worth the cost/effort but the carpets are really worn you may desire to look at what is available in remnants in your area. 

Which color counter tops do you prefer for those cabinets?

So, color, texture, design choices in flooring and furnishings.

They have several colors that they stock.I have this in multiple properties and have not had any of it damaged (so far).I think it would be fairly easy to replace damaged pieces it hat ever happened.Since it is vinyl water won't hurt it unlike cheap laminate.

Also updated the look inside with LVT flooring and paint, added granite counters, painted cabinetry and trim, replaced non-functioning AC, landscaped backyard full of weeds into desert style landscape, painted exterior brick to updated colors.

Just someone who is happy to lend 100% of purchase without the borrower having skin in the game makes me think of a red colored flag.

The windows are an older wood in a cream color and most are hard to open.

And if you want to be in the housing provider business you can not discriminate against individuals based on their race, color, national origin, sex, familial status or disability.
