I personally look for and buy heavy value-add stuff... keep in mind that most of what the Valley offers in that area can be challenging.

this is what i LOVE about real estate in the US it is so darn market specific ..I remember i had a home in OH some suburb south of Chicago.. and I wanted to handle my own escrow.. so i just call the title company to open and order and they tell me i cant you have to be an attorney. 

What is your experience with this type of non-payment situation and how did you handle it?

@Rodney B GibsonFire your PM, find and hire a local contractor you can trust to handle the repair issues and have the tenant pay you direct.

When you go to hire a CPA, just ask them if they can handle it or not.

For example, some people love to get a property that has foundation issues while others will walk away because they have never handled such a property and don't know how.

Challenges?

Since I can't include expenses for my unit for tax purposes, I'm wondering how I should handle accounting for my unit.Should I pay rent from my personal account to the business account and then let the business account handle ALL transactions related to this property?

I turned to the management company (everything is recorded in emails that the payment was made, etc.)I turned directly to hoaThey claim that they can not do anything because the matter is already handled by lawyers.And if I wanted to sue their management company.I turned to the lawyers (every call to them is subject to an astronomical fee, the management company that manages the properties for me,In fact, unknowingly, inflated the debt when they tried to find out what it was about and why the whole mess?

I'm hoping the scenario we'll find when we take the microwave down is the one you describe, but if not, I'm trying to get a handle on what it might cost to run the venting outside.
