Sure going after them is satisfying in a crusading for what's right sort of way, but how much time (and money) is your client willing to throw at this issue?

The question that would be relevant is what sort of income would the portfolio in whole or part make for an investor at a price that suits you?  

Get some sort of education on investing or use it on marketing to find deals.

Rent is $2K+, and so far have gotten decent responses, but still working on finding the right renter.Someone emailed today asking if we accept Section 8, which sort of surprised me due to the price point of the house.  

I have heard some horror storie of people renting to friends on a month to month basis and can definitely see the benefit and necessity to have a lease or some sort of a agreement in writing that saves your butt if anything were to go wrong.
