:)now I'm looking at my possible second deal.it's an older one. 4 bedrooms 1 bathroom, will need painting, furniture.. might be able to keep the kitchen, but it's old looking. will probably be renting to students and truth be told. they don't have options. very few places to rent in the city. 45k + repairs, rents for 125/bedroom/month (around 500). now the cool thing it actually brings an attic that already has water and electricity, and an old bathroom in it. would have to fully restore this attic but I would be able to make a 1bedroom apartment there. won't probably rent it for much more than a bedroom on the actual apartment though as it's a descending ceiling on both sides.

Each unit needs an updated kitchen and bathroom. 

What are your go to online resources for home improvement products...faucets, lighting, vanities etc.

When there's an exception to that, it usually involves kitchens or bathrooms, or a house that was so beat up no one could get a mortgage on it at all (eg, a flip) and someone had to pay cash.

@Josh E. you need to locate exactly what is leaking. is the bathroom directly above the leaky ceiling?

Do a little clean up too- There are paint flecks or such on the floors in bathroom and bedroom, smudges on the bathroom mirror. 

Moved a few walls around making a 2nd bathroom and added a laundry room.

Hello,I need someone in the New City area of Chicago (south side just north of Englewood) to help with electrical work (lighting around the garage, faulty fixtures) laying tile (kitchen floor and bathroom) and sanding a hardwood floor (if it can be salvaged).

(I don't think I have any way to send a preview.)I show them the pics beforehand, too.It's too easy to fat-finger a 4 bedroom house to a 3 bedroom one, or forget a bathroom.

@Graham NadlerVinyl floor, no garbage disposals, a paint color that can be used as "touch up" (i.e. without having to repaint the entire wall), pex pipe, a working fan in the bathroom, leave a few furnace filters behind for either yourself or the tenant to change, no screens unless lease says tenant will maintain repairs, bathtub surrounds that use very little to no caulk (reduces mold).
