One of my clients around 10 years ago that grew up in San Jose CA, he informed me that his Uncle back home started buying affordable homes & lots that bordered areas that commanded a higher price.

I do show properties alone as a female but if there is a single male that shows up at viewing I let him go look at the interior by himself and then come back outside after to converse.

That being said there are still close to 1% deals on the DFW MLS (I just sent 5 to an investor to check out) and smaller markets that are cheaper on the front end but have a good rental base because of a college or military base are good places to look.

However, I am exploring an ADU option in the back, because the plot is SO large and there are already wired outbuildings in the back.

This happens because there are stiff penalties for breaking a fixed mortgage where you end up owing all the missed interest to the bank.

It is one of the thing that can really hold back moving completely off of AirBNB and VRBO.

@Sean Gammons rising property values & mortgage rates have ended the "easy days" where you could buy anything and rent for cashflow.You're going to have to look harder or go into riskier investments.Prior to the crash of 2008, seasoned investors would look at 100 properties, bid on 10, to hopefully get one deal accepted that met their ROI and CoC requirements.

You might be able to save some money in the end but how much and is it worth the headache of dealing with something thats new to most contractors?
