Plus, this does not sound tremendously dated or obsolete building situation (built mid-century and updated since)....I do, though, like when landlords are responsible and don't squeeze all the juice out of the lemon and exit stage left (and pass on all the deferred capital costs to a less informed buyer, like a hot potato).

But the good news is there are less buyers in the market so there's less competition, and the sellers who are on the market are more serious about getting their home sold.Good news is there's about 150 homes in the east valley right now with at least 6 bedrooms, but only 23 of them are priced below $500k... not sure what your budget is.

I listened to on the the BiggerPockets podcast how someone suggested that you put in an offer early so that it locks out other buyers and then use the inspection or other contingencies to back out later if you want to go with another property or the current one ends up not being as good of a deal...
