I have made listings on Zillow and Apartments.com and I received an offer from a company that "has dozens of properties" and "provide short term stays to traveling professionals" and is interested in renting for 2 years.

The association replaced some lights and siding and did a back deck repair on them while I owned it, but I ended-up replacing a bad garage door and air conditioning condenser because those items were not covered.With an HOA, your fee is supposed to go to ongoing maintenance and some larger replacement items, BUT.... if the HOA is bad at managing their money and/or they have a bad balance sheet you could and likely will get stuck with the bill as a special assessment for your portion of that capex item. 

We're spending days negotiating over fractional transactional costs on your 1978 property listing that has a dozen problems that nobody wants to deal with.

Joseph, I wouldn't read much into the timeframe, he's probably trying to assess your worthiness and potential before he invests a bunch of time, especially if they work in a busy office.

The property is really nice, and I'm getting it for about 55% of assessed value.

The point is tax assessments don't have much bearing on market price.

Reminds me of a guy who shot out offeres by the dozens offering full price, the trick was that he wanted to pay it with the maturity value of zero coupon bonds!

Just saying an attorney should have been involved long ago and an independent assessment made as to the degree of damages.
