So selling seems the obvious choice as cash flow is tenuous at best.With that in mind, it sounds like this would be a great first listing when you get licensed up, putting a few more dollars in your pocket.However, before you do anything, consult with a good mortgage lender to verify the no rental clause (which I've never heard of) and make sure your ongoing strategy is going to work for your rinse-and-repeat method.Also, I don't understand what you mean by getting off the loan to refinance.

As for choice of state: if your LLC gets sued by a third party, chances are high you'll be in Ohio courts interpreting Ohio law anyway.

There are several markets in the Midwest that have homes in rentable condition for $30,000.If you can find a lender to work with you,  that opens up your choices, but many investors have been happy in Indiana, Tennessee, Missouri, ohio, etc.

If you have a unit where it is prohibitively expensive to do it that way or it would be tiny you could go with a shower but it would not be my choice.

Phillips, Gotha, parts of Ocoee; Seminole actually has more good schools than Orange County, and you can check out Altamonte Springs and Wekiva Springs.Disney also employs over 50,000 people, so Kissimmee, Davenport and to a lesser extent Poinciana are fantastic rental choices as well.

@Andy Peck - if you have access to Southern Yellow Pine, it is a popular and durable choice... readily available, as flooring in our area and obviously, even more so further south.

Not really, but even if it was it's good information to gain perspective into why people prefer one over the other, if there was no relevance to the issue than I'd say there is no relevance to purchase 5/1 units which we all know would be a huge problem.I like to understand the pros and cons of the advantages and disadvantages of properties to make choices in what I purchase.
