I don't think you need to tell your clients you can't represent them, just prepare them that this will be a more difficult one and they may end up not getting the house.

Incompetent' would include the tradespeople who I pay good money to but still have to constantly follow around to ensure the work is done correctly.And 'evil' would include a much broader class of people who attempt to get over on me in various dishonest or amoral ways.

If you still have a nagging feeling, how about:- Getting another local investor to check your numbers and give their feedback;- Get it inspected;- Get it appraised;- Get an agent to give you a BPO and feedback on the location, economic rents, ARV, etc;- Get a GC to give you a rehab estimate and to do a more thorough inspectionOnce those things are completed, you should have a good idea of whether you missed anything.

These are great options for construction and rehab deals where you're into the property for a few months and then working on stabilization or a sale, but you'll always want to take a HML out with a more conventional type loan.Hope that helps.

The net result is that we have a more stable economy and also a net lower long-term growth rate.I am very much in favor of a laissez-faire approach to the economy and have no problem with accepting more volativility in exchange for higher long term growth.
