And when I buy and sell real estate in Cincinnati, they also give me a discounted rate on sales commissions and fees.Please let me know if you run into a reasonable insurance company in Cincinnati that has good customer service and great rates.

Thankfully had flood insurance in place on our rentals, in addition to regular policy.  

I'd wave the screening fee. if they meet everything except income criteria,, then ask for additional security deposit.. paid over 30 to 60 days.. 

thanks @Joseph M. everything almost back to normal here.well from what i can tell the market has slowed down a bit, a lot of damaged property, i've seen 10-20k discounts in some desirable areas for SFR but that may not offset the damage

I watch those markets in addition to the ones in Richmond because there are not many MFR near me.
