After you listen to the VM decide what the reply time should be, is it urgent or are they venting?  

It's not a big issue honestly because once I move out of from house hacking the property will make 2k after expenses but I also don't want to be way below market rents like the previous LL is.Sorry for the rant but I wanted to reply to both as detailed as possible thank you both so much for your insight.

I think for some added inputs in my reply to Billy just now, I’m leaning on selling this one for the cash infusion to help target a little nicer $100k+ properties.
