@Collin Chan That is true, I left the current university what I was at for 3 semesters because it was way too expensive and I was about to get myself into a lot of debt if I stayed.I will take your advice and reach out to some contractors in the area.

There are far better investors with actual track records of investing with books about investing who offer down to earth, tried and true strategies. 

I've seen comps that were blatantly incorrect, claims of new roofs/furnace/etc that were not true, etc. 

I think rehabbing houses in ways that stay true to the original will be core to my business DNA.

Also, if you know what market you want to get into, that may help as well.I always suggest making sure it is a TRUE TK provider.
