Other then a few long time acquaintances that are Realtor's I've not gotten any feedback from emails I've sent to other Realtors...they where personalized so as not to appear to be spam...in fact I did diligence on the ones I emailed so they where definitely tailored.

Control the property with a simple contract of sale, right of possession and right to market the property and assignment rights and delayed settlement techniques, make sure you put a clause in the skinny contract of sale that lets you out if you can't assign the building.Schedule a public auction.

Creative techniques aside…. at the very least, armed with an FHA or a first time home owner 5% down and some seriously wise choices (location, choice of type of purchsse IE Duplex, SFR in the “right” place) you can do some serious damage!

If it comes to it use the broken record technique, just acknowledge and repeat what you are saying about the rent being due.
