Other then a few long time acquaintances that are Realtor's I've not gotten any feedback from emails I've sent to other Realtors...they where personalized so as not to appear to be spam...in fact I did diligence on the ones I emailed so they where definitely tailored.

Control the property with a simple contract of sale, right of possession and right to market the property and assignment rights and delayed settlement techniques, make sure you put a clause in the skinny contract of sale that lets you out if you can't assign the building.Schedule a public auction.

If it comes to it use the broken record technique, just acknowledge and repeat what you are saying about the rent being due.
