I never shower anyways so I make sure I am there running slow circles around the closing tables with my arms flapping up and down with every down stroke a fresh whiff of man muskiness.

I know they have a "landlord round table" about once a year you might find interesting, and of course many members are landlords of various experience levels, some with quite a few war stories to tell.I'd say, if you haven't already, familiarize yourself thoroughly with Rhode Island landlord-tenant law.

CA  and Seattle and portalnd you have physical constraints as well. mountains oceans rivers etc etc.. its not like flat fly over land were sprawl is easily achievable and the only thing stopping it would be govmit

I will tell you that I am not normal...that said, if the deal is a real sweetheart, I will offer to pay not only the agents commissions but the closing costs as well...this is the easiest way to get everyone to the table quickly...but the deal must be stellar.
