@Joe Splitrock Thank you for presenting that option to me, and yes, doing Graphic Design on the side is the goal because the truth is I don't think I'm meant to be behind a desk forever and sometimes I feel working full-time, runs the creative tank on empty.

How are small storage units profitable? 

- any underground utilities like abandonned well's or underground fuel tanks (often on farm land)- water and sewer availability- power and gas availability- internet availability- perc test (if you need a private septic system)- has the land been filled (loose ground, foundation issues)- any easements or encumberances- any other disputes with neighbors- access to road, curb issues- municipal mandates, like will they make you run sewer and water, build a sidewalk etc- municipal impact fees- always have a builder or excavator inspection contingency, so you can terminate if your contractor finds an issue

Since 2017 I have been investing 40+ hours a week in commercial real estate (self storage and multifamily), and single family.

There is also fenced storage that could be rented out.

One of my tenants has asked if they could put a storage unit outside behind their space since they are out of space.

We also have an off-site 10 x 15 storage unit in a secure and gated storage facility.
