i usually buy these stocks when they are in sale because my apartments usually have 3' doors or 2' doors for closets etc. so last time HD had a sale on these doors were about 24 bucks i think, and i bought a crap load.

I would imagine that with a rising interest rate environment, foreign capital will come to the U.S. and the dollar will strengthen, stocks & commodities will fall.

ExactlyUnless you are assured of significant cap app, you would be better putting the $100k into a good dividend stock or hold a note.In fact $150 after all ancilary expenses, taxes & inflation would probably return less than 91 day treasury bills!!!!
