You can either buy and hold a rental unit with a property manager, or you can become a private lender for another investor and make money in the form of interest.

For example there is passive investing in turnkey buy and holds, private lending, and other things.  

Most are running on private systems etc.You just need to make sure you are IN the growth and not on the outside looking in hoping eventually they come your way.

If you are looking at getting into flipping houses, the banks are going to be less likely to finance you since you have no experience so you will likely need to look for private financing or take money out of a 401-K or go to a hard money lender (they will either charge you crazy interest or not lend to you but I'm not really sure since I'm not too familiar with hard money lenders).
