I can pick the "super-saver" tile at less than $1psf or I can do terrazzo at $40+psf.  

Maybe they need help cleaning up a job site, writing letters, landscaping, posting bandit signs, sweeping the floor… maybe you just go and pick up their lunch and run errands every day.

Since you have a full time job, I would pick one market and learn that market in and out.

My advice would be to figure out what you want 30 years from now, then based on that, pick a market, dive in, find your team, and start investing.

I love those people that pick up the phone to call a broker for the first time and use that age old tired criteria - "I'm looking for a C in a B".

Check the MLS for the comps used – verify the square footage, understand why the appraiser picked that comp, and try to find pictures from the previous listing.

I know it may not be what you want to hear but I say finish the rehab and then get picks.
