The underwriter for a HML company has a list of required due diligence that needs to be collected before a loan can even be submitted to the asset management company or hedge fund they partner with for approval – meaning it could take a few weeks to close if you can get your broker the required docs (it’s usually referred to as the conditional approval process).

And there is plenty of duplex's out there listed for "fishing expeditions" to catch an ignorant buyer, but happy to hold hence long list times.

Of course what he’s doing is creating a book of private “listings”, tying them up at a specific price for 90 days, and only closing if he can flip the contract for a higher price to an end buyer.

Or do BRRRR.I noticed the population drop but every year people are migrating here with roughly 22% of the total population to be 65+. prices are low but I'm not sure if I should either do BRRRR or flip cheap properties. https://www.realtor.ca/on/sault-ste-marie/real-estate152 listings.
