Having the right people in the office can help your investment property tremendously.

If after day 11, they have not left, you file again at the magistrate office and pay again, about $150 ish to have the constable come out and physically remove them.  5 is the appointment date with constable.

Some offices will hold tenants responsible for their items (like smoke detectors were there on move in but magically they are not there on the yearly, clearly a tenant issue) but generally speaking they hold the owner responsible no matter who actually caused the problem.  

Before I bought I contacted the office and was told they have a waiting list of at least 30 applicants and a 2 bedroom rented for 600.
