Use pictures?

As I have explained in other forums most owner fin deals you can land are current landlords they have a portfolio that has already paid for itself years prior to you coming into the picture.  

I found someone on Craigslist who was glad to make a quick $20 for printing out a one page document, taping it to the door, and then emailing me a picture.

No offense but like others said... your pictures are somewhat horrible and unappealing.  

Let me say that this is a great house (Brick/Stucco/high ceilings/original wood floors 1921 2-story house, huge DR, LR, Den, Molding on walls in DR and LR, ceiling molding in DR and LR, huge pantry--you get the picture) but it happens to be in an area that is not highly desirable. 

That's why it's important that you get your business in order and keep your business and personal matters separate.Whether or not you can keep 30k or some other portion of the proceeds of your deal is a matter of how it fits in your overall income picture for the year.
