Unless you're willing to live in class D property or being on the far outskirts of town, small MF is so compressed right now, the numbers hardly make sense, even with owner occuping them (and you're likely to go up against multiple offers from others that have more cash or need to park money.)

🤯🤯😳😳 They even asked me how I was going to make money helping them and I said " I have no idea, the margin is so tight I doubt this is a money making opportunity for me, however i think the education will be very valuable.
