Is there a App or a site for your phone where you can just add each rental property and what ever receipts or maintenance you can just add right to that property for tax time to make it easier.

The local classifieds, and other small local publications might be a fit.

Plenty of opportunities in MA to cash flow, just start exploring submarkets and you'll identify the right fit for you. 

I had the opportunity to make the owner's suite much larger but neglected to because I thought the size fit within the context of the home.

Networking and reading up on BP is a great way to start, and then to further refine and get specific, I'd advise getting in contact with an agent and lender that specialize in the strategy, areas, and property types that fit your goals. 

@Robert M.DSCR loans are fairly easy to get as long as you have good credit and the property fits within the guidelines that the lender sets.
